We wish to thank you for you interest in the services offered by Bower Properties, LLC.  Joyce Bower is the Broker/Owner receiving her real estate broker's license in 1994, receiving training from Bray and Co for the first few years until developing Bower Properties, LLC in May of 2000 specializing in property management and investment sales.  With the continued growth in the area, investing in real estate has been very profitable for all of our owners.

 

Our company has proved successful in management of property for Owners for several years.  With a full knowledge of the Colorado landlord-tenant laws,  hiring only certified/ insured and proven contractors, balanced accounting records with a top notch accountant and  professional property management software we provide only high professional service "your way".  With a hands on knowledge of the rental market in Montrose, Delta and the Uncompahgre Valley area, we are more than happy to spend the time you need discussing this market and evaluating potential properties with you.  

 

Bower Properties, LLC offers Property Sales, Tenant Find Only, and Full Management for residential and commercial properties.  For Tenant Find Only we locate you a suitable tenant for your property under the rules of Colorado, take application, complete their lease packet, collect funds, move them in the home and perform a through walk-in with pictures.  The Owner is sent the original lease packet and cares for their tenant from that point on.  In providing Full Property Management we take full care of your property and your tenant.  Of course, there is much need for complete overview of just how you picture management working for you and your property.  It is our intent to meet your needs as closely as possibly within our company guidelines. Following is a list of items we perform for our Property Owners to assist them in caring for their property and carefully locating and screening tenants. 

 

TENANT FIND ONLY

 

  1. Taking a sight view of your property with pictures.   Then visiting with you as to your desire to rent ability, rent fees, tenant property care, etc.
  2. Letter to Owner of acceptance from Bower Properties to locate a Tenant for the property.
  3. Review the tenant’s lease agreement with you.
  4. Solicit for a suitable tenant for your property.
  5. Perform a full “tenant screening”. (Includes national credit history, police record, and driving record.)
  6. Complete the Security Deposit Receipt and full Lease Agreement with all addendums.
  7. Collect all fees due before for move in. (Security Deposits and Rents due).
  8. Complete a walk in with new Tenant; go over the needed care of the home, yard, etc.
  9. Once all requirements have been met by the tenant, he/she is given keys are  to the property and any garage door openers and the property care is turned over to them.
  10. All original papers are prepared, packaged and forwarded to you along with a check representing the Security Deposit and Rents collected.

TENANT FIND FEE IS 50% OF THE FIRST FULL MONTH'S RENT.

 

 

 

FULL MANAGEMENT SERVICE

 

  1. A Colorado Approved Management Agreement is completed between the property Owners and Bower Properties, LLC.
  2. Items #1 through #6 in the “Tenant Find Only” list above are performed.
  3. Bower Properties provides continual care of the Tenant and the property throughout the term of the Agreement.
  4. 24 Hour emergency service.
  5. Supply contact with Contractor (s) to perform agreed upon repairs to the property as needed and directed by the Owner.
  6. Care for the property when it is vacant.
  7. Collect rent when due and/or deliver notices of lease violations.
  8. Pay bills for the Owner as directed by the Owner.
  9. Keep a good accounting of all income and expenses from the Owners account and generate a monthly statement to be delivered to the Owner.
  10. Provide year end income and expense statements and 1099's for tax purposes.
  11. Assist the owner with evictions.
  12. Complete move out walk through with the tenants-caring for any repairs and cleaning required.

 

FEES FOR FULL MANAGEMENT SERVICES IS 50% OF THE FIRST MONTHS RENTAL FEE,  AND 10% FOR EACH MONTH MANAGED AND RENT COLLECTED.
